During cold Texas Panhandle winters, we tend to use a bit more hot water than the rest of the year. These are some common issues with water heaters.  When is the last time YOUR water heater was inspected?

One of the most common issues is sediment and mineral build-up.  If your water heater doesn't produce near the amount of hot water it should, a likely suspect is the lower element.  Sediment buildup can cause the heating element to not work as well as it should and can even cause low water pressure.

The heating element itself can give out, pushed over the edge by working harder and wear out or break.  

Frozen pipes can be an issue especially during a sudden cold spell or freezing event.  Insulating your pipes is a great way to prevent freezing.  Insulating the pipes leaving your water heater is a great way to prevent heat dissipation.

  • To keep your pipes from freezing, keep your home at 65 degrees or higher. It’s colder inside the walls than inside your home, so if you lower the thermostat any more you risk freezing pipes.

Water Damages rarely wait for when it's convenient.  When is the most inconvenient? Vacation. 

The last thing that should be on your mind when you’re on vacation away from Amarillo Texas is whether a broken pipe has flooded your home. This can cause damage to your belongings and your home, so the best thing is prevention.

Prevent Damage

One of the main causes of water damages is the water heater.  It’s a good idea to shut it off.  If a pipe breaks or the valve gives, hot water will flood the home, and water will continue to fill the tank and leak out of whatever gave way. Other appliances generally won’t leak unless in use.

If leaving the home during winter, turn the heat down but not so low that pipes can freeze.  Keep the water running at a drip to prevent freezing.

Wrap the pipes.  Exposed pipes can always use the extra insulation from the elements.  During a particularly cold spell a heat lamp focused on the pipes (not too close!) is helpful too.


Keep an Eye on Your Home

If you’re going to be gone for several days, it’s not a bad idea to have a neighbor, family member or friend stop by the house once in a while. This can be just a quick peek inside to verify there is no flooding, a broken pipe, or any other issues.

You can also use web cameras that can be viewed from a phone or computer to check on your home. This won’t prevent a pipe from bursting, or a flood but it can allow you to at least get a professional there sooner and prevent further water damage.

My water heater leaked and now there’s water everywhere!

The shut off on this heater is a bit out of the way. Knowing where your shut offs are can save time, hassle, and money.

What to do first:

  1. Cathartic scream. It helps. If you’re not sure about that, we suggest a big sigh.
  2. Turn the water off. If you can, try to turn it off at the source.  There should be a shutoff where the water enters the heater.  If there isn’t one, you might have to go to the main shut off, usually located in the alley. 
  3. Call your plumber and insurance agent. Your plumber can fix whatever broke, and your insurance agent can start the claim process.

What happens next:

  1. We show up in our green trucks and extract all the water we can. Then our technicians will start the drying process.  We will use some combination of:
    1. fans (“air movers” in restoration lingo)
    2. dehumidifiers (or a “dehu”) that removes moisture from the air and speeds drying
    3. mats that force air into the floors and walls (injectidry is the actual name)
    4. a wall drying system (a “medusa”) to get air flowing into the walls.

Summer Water Conservation Tips

We at SERVPRO of West Amarillo know that the summer heat is officially here! This means playing in the sprinkler, yard maintenance, and your water bill possibly increasing! Here are a few tips on lowering your water usage, as well as helping with water conservation in our area:

  • Adjust Sprinklers to where they aren’t watering any pavement/concrete. It sounds silly, but it’s more common to waste water this way than you think!
  • Water your yard or garden before 10:00am or after 6:00pm. This is when the temperatures are lower and evaporation is minimal, meaning that the soil will better retain the water.
  • Inspect your irrigation system if you have one. Check for leaks, broken lines, or blockage in the lines. A well-managed system will save you money, water, and time.
  • Add a shutoff nozzle to your garden hose. This saves approximately 5 to 7 gallons of water for each minute that your hose is turned on.
  • Do not overwater! If you are concerned that your lawn/garden isn’t being watered sufficiently, water more frequently using less water, rather that overwatering and causing puddling. Puddling is pointless in the sense that it could drown plants, the soil obviously cannot retain all the water, and this only causes the water to eventually be evaporated and wasted.
  • Raise your lawnmower blades. Again, this probably sounds silly, but longer grass promotes deeper root growth, resulting in a more drought-resistant lawn, cooler soil temperatures due to the sun not being able to penetrate to the soil (this reduces evaporation), and fewer weeds.
  • Give the hose a rest! Clean patios, driveways, and sidewalks with a leaf blower or broom when necessary, rather than hosing them off. Don’t forget to check for leaks around your spigot area and perform maintenance on leaks and drips.

What to Expect: Guidance in the Process of Water Damage Restoration

There are many steps that a customer may or may not know about when it comes to a water damage. Truth be told, the customer may rarely know what to expect at all when in such a stressful situation. SERVPRO of West Amarillo is here to help guide you through the water damage process.

Step 1 – Making the Call

Contact SERVPRO of West Amarillo for any and all water damage needs. Washing machine or dishwasher leaks? Toilet back-ups? Burst or leaky pipes? Hot water heater issues? Flooded crawlspace? SERVPRO of West Amarillo has emergency crews prepared for any situation 24/7. In addition to calling us, if you have home insurance, it is a good idea to call and file a claim, as water damages can often be more expensive than expected. Make sure to have the claim number and, if possible, adjuster information ready. Our office staff will be in direct contact with the insurance company throughout the entire process so that we can relieve as much stress as possible from the customer.

Step 2 – Assessment of the Damage

Our experienced and trustworthy crew will arrive on the scene as soon as possible to not only bring you peace of mind, but inspect the property’s water damage, determining the type of water damage and which areas are affected. This is crucial to setting up a plan for your home, in hopes to prevent any further damage and dry as fast as possible.

Step 3 – Water Extraction

In many water damages, there are hundreds to thousands of gallons of water that must first be extracted so that we can begin the drying process. Our crew will use powerful pumps and vacuums to remove this excess water. This is typically done as soon as we get onto the scene by our crew, while the Production Manager or Crew Chief assesses the damage and provides friendly customer service to you.

Step 4 – Dehumidifying and Drying the Home

Water damage does not discriminate—it can damage more than just your flooring and walls in your home. Things like furniture, clothing, and other personal items could be damaged by the water as well. The last thing that is on your mind when you’re on a vacation away from the Texas panhandle is whether a burst pipe has created a flood in your home. This can cause damage to not only your house, but all of your personal belongings as well. The best scenario is to prevent the situation from occurring, so that you will not need to come home from a relaxing getaway to such stressful and inconvenient events.

Prevention

Prevention is key; burst and broken pipes can be very expensive and/or difficult to fix. We may think that “it will never happen to us,” but there is no such thing as being too precautious! If you’re planning to be out of town for an extended amount of time, especially during the harsher winter months, there are several steps you can take to prevent your home from being flooded: • Don’t turn down the heat too far. Leaving the heat on and at an adequate temperature, even if it is slightly lower than usual, can keep your home warm enough to prevent the pipes from freezing and bursting. Leave closet and bedroom doors open to allow full circulation throughout the home as well.

  • Leave the faucets slightly open for water to flow. The water doesn’t have to be left running fully. If you allow the faucet to at least drip, this helps relieve the pressure in your water system, which possibly eliminates water pipe repair.
  • Insulate your pipes. If you wrap your exposed pipes with towels, blankets, or other insulating materials, it provides extra protection from the cold.

Watch Your Home While Away

If you’re going to be away from home for several days, especially during the winter, it would be a great idea to have a family member, neighbor, or friend check on the home periodically. You may have them ensure that there are no frozen pipes or flooding, that the thermostat is working, the house is at a decent temperature, warm air is circulating throughout the home properly, and that the faucets are still dripping water. Another great idea is to use video cameras that you can view and access from your smartphone, tablet, or computer to personally check on the home. This won’t necessarily prevent a pipe from freezing and bursting, but it can allow you to at least get a professional there to do a water pipe repair sooner, which will prevent further damage to your home.

What do you do when you find water damage in your home or office?

DO: (Clean Water)

  • Shut off the source of water if possible or contact a qualified party to stop the water source.
  • Turn off circuit breakers for wet areas of the building, when access to the power distribution panel is safe from electrical shock.
  • Remove as much excess water as possible by mopping and blotting.
  • Wipe excess water from wood furniture after removing lamps and table top items.
  • Remove and prop up wet upholstery cushions for even drying.
  • Place aluminum foil or wood blocks between furniture legs and wet carpeting.
  • Remove to a safe, dry place any paintings, art objects, computers, documents and other materials that are valuable or sensitive to moisture.
  • Use wooden clothespins to keep furniture skirting off damp floors.
  • Hang draperies with coated hangers to avoid contact with wet carpeting or floors.
  • Hang furs and leather goods to dry separately room temperature.

DO: (Contaminated Water)

  • Avoid all contact with sewage and items contaminated by sewage
  • Wash your hands thoroughly after contact with contaminated items

DON'T: (Clean Water)

  • Enter rooms with standing water where electrical shock hazards may exist.
  • Enter affected areas if electrical outlets. switches, circuit breakers or electrical equipment are exposed to water. Always avoid electrical shock hazards.
  • Leave books, newspapers, magazines or other colored items on wet carpets or floors to cause staining.
  • Leave oriental rugs or other colored rugs on wet wall-to-wall carpets to cause staining.
  • Use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner.
  • Use TVs or other appliances while standing on wet carpets or floors, especially not on wet concrete floors.
  • Turn on ceiling fixtures if ceilings are sagging from retained water.

DON'T: (Contaminated Water)

  • Spread contaminated water by walking unnecessarily on damaged or wet areas.
  • Turn on the HVAC system if there is a possibility of spreading contaminated air.
  • Use household fans to dry the structure and spread contaminates.
  • Use products for personal hygiene and cleanliness if exposed to the contaminated areas.
